8. The Strata Manager

- A licenced strata manager may be appointed by an owners’ corporation to undertake some or all of the functions, duties or powers of the owners’ corporation.
- This appointment can only be decided by a majority vote at a general meeting.
- The strata manager is an employee of the owners’ corporation and can be dismissed at a general meeting by a majority vote.
- Details such as remuneration, benefits and employment conditions all need to be listed in the strata manager’s contract.
- The strata manager has a very important and influential role in a strata scheme.
- They must keep a written record of how they are performing their duties and maintain financial records.
