  • A licenced strata manager may be appointed by an owners’ corporation to undertake some or all of the functions, duties or powers of the owners’ corporation.
  • This appointment can only be decided by a majority vote at a general meeting.
  •  The strata manager is an employee of the owners’ corporation and can be dismissed at a general meeting by a majority vote.
  • Details such as remuneration, benefits and employment conditions all need to be listed in the strata manager’s contract.
  • The strata manager has a very important and influential role in a strata scheme.
  • They must keep a written record of how they are performing their duties and maintain financial records.
  • It is highly recommended that an owners’ corporation seek experienced legal advice when drafting or reviewing a strata manager’s contract.
