3. Types of Schemes

- Community schemes consist of either:
- a neighbourhood scheme; or
- a community scheme that is subdivided into either:
- strata schemes;
- neighbourhood schemes;
- precinct schemes; or
- a combination of these.
- Schemes are created by the registration of a neighbourhood, precinct or community plan.
- The running and management of the scheme is controlled by general rules in the legislation and specific rules in a management statement.
- The difference between the schemes is not very clear. Developers often use different plans for different reasons including:
- ease of further subdivision;
- legality of subdivision; and
- commercial marketing of the development.
