&4. Private Property Liabilitymiddot;         If you own or rent private property you have a responsibility to prevent any injuries being caused to people who come onto your property.

·         This can include people who enter your property without your permission so long as it was reasonable for you to foresee that they might do so. The way in which a person enters onto your land does not necessarily affect your duty of care. People who trespass onto a property may still be able to make a claim for any injuries they suffer unless you have taken reasonable steps to keep them out and warn them of any unobvious dangers on the property.

·         In circumstances where the property is rented and the owner is responsible for the maintenance the person renting the property may also be held responsible for any injuries depending on whose actions or inactions created the risk of harm.
