What is an association and do I have to be part of it?
- Association is the name given to a group of all owners in a precinct, community or neighbourhood scheme.
- An association and common property owned by the association are created when a plan is registered.
- An association is responsible for many things including:
- updating the community roll, precinct roll and neighbourhood roll;
- financial records and statements which must be kept for at least 5 years;
- keeping books and records of notices, meetings and correspondence;
- ensuring adequate insurance such as:
- public liability;
- building;
- voluntary workers; and
- workers compensation; and
- maintaining trust funds by raising levies.
- Every owner is automatically a member of the association. If you own a property in one of the subsidiary schemes in a community title scheme you will become part of more than one association. You cannot choose not to be part of an association.
- Once you become a member of an association you have the right to vote at meetings and must also financially contribute to your scheme by paying your levies.
- You can choose not to attend meetings of an association. However if you want to contribute to a discussion for a motion you may choose to attend in person and vote on a motion or appoint a proxy to do so on your behalf.
